The goal of property maintenance codes and standards enforcement is to protect the health, safety and welfare of the public. Property maintenance codes establish minimum maintenance requirements for all existing structures and properties within the Village of Lake in the Hills. Enforcing property maintenance codes improves property values and the overall condition of each neighborhood.

Enforcement is performed during routine patrols and and in response to inquiries. Inspectors strove to make contact with property owners to discuss any noted violations and establish timeframes for corrections. A written courtesy violation notice may be issued.

Receiving a Notice

If you receive a courtesy violation notice from the Village, please read the entire notice and make sure you understand the notice and the timeline for compliance. If you have any questions, contact the inspector at the number listed in the notice to discuss the nature of the violation and options for correction.

The Village strives to work with all property owners and tenants to ensure the best outcome, which is compliance with the code. Compliance also avoids possible court citations that may require a court appearance, whose monetary fines may be imposed. Cases are continued until there is compliance with the code.

Reporting Violations

If you wish to report a potential violation, contact the Village Hall at 847-960-7400, visiting Village Hall in person, or emailing CD@lith.org and file a property maintenance complaint. Staff will investigate the complaint and follow through on enforcement as permitted by the code.
