The goal of property maintenance codes and standards enforcement is to protect the health, safety and welfare of the public. Property maintenance codes establish minimum maintenance requirements for all existing structures and properties within the Village of Lake in the Hills. Enforcing property maintenance codes improves property values and the overall condition of each neighborhood.

Enforcement is performed during routine patrols and and in response to inquiries. Inspectors strove to make contact with property owners to discuss any noted violations and establish timeframes for corrections. A written courtesy violation notice may be issued.

Receiving a Notice

If you receive a courtesy violation notice from the Village, please read the entire notice and make sure you understand the notice and the timeline for compliance. If you have any questions, contact the inspector at the number listed in the notice to discuss the nature of the violation and options for correction.

The Village strives to work with all property owners and tenants to ensure the best outcome, which is compliance with the code. Compliance also avoids possible court citations that may require a court appearance, whose monetary fines may be imposed. Cases are continued until there is compliance with the code.

Reporting Violations

If you wish to report a potential violation, contact the Village Hall at 847-960-7400, visiting Village Hall in person, or emailing CD@lith.org and file a property maintenance complaint. Staff will investigate the complaint and follow through on enforcement as permitted by the code.

Accessory Structures

Boats, Trailers, and RVs

During the in season (April 1 thru November 30) boats, trailers and RVs may be stored in front of the home on a driveway.

During the off season (December 1 thru March 31), boats, trailers and RVs must be stored indoors or in the rear yard on a continuous hard surface, such as concrete, asphalt, or paver blocks of a minimum size that matches the dimensions of the stored trailer or RV. If less than 6 feet in height the items also may be stored in the side yard on a continuous hard surface and must be screened with a 6 foot fence. Please note, creating surfaces on which to store items and installing fencing must be done by obtaining a building permit prior to doing the work.

Drainage

The area around each property should be maintained to divert water away from structures. Property should be graded to prevent unwanted pooling of water, and drainage swales must be maintained and kept clear of materials that could prevent proper drainage flow. All downspouts and sump discharges must terminate a minimum of 6 feet inside all property limits. A greater distance may be required to control nuisance run-off to adjacent properties and the right-of-way.

Pools

Swimming pools shall be maintained in a clean and sanitary condition and in good repair. Pools shall be properly winterized when out-of-season. All temporary and permanent pools with a side wall height of 24” or greater must be completely surrounded by a fence or barrier of at least 48” and require a permit. All gates must be self-closing and self-latching with release mechanisms a minimum of 54" above grade.
